As the population of Belize grows, more Belize land are being divided into smaller blocks or lots for housing to accommodate the ever increasing demand for housing and commercial use.  Sharing of land among heirs or selling a portion of it requires subdividing the property. While agreements are sometimes made between buyers and sellers or among family members, these agreements have little to no worth.  Registering all required documents such as an authenticated survey map and Final Approval for the subdivision at the Lands Department is the only way to obtaining a title for a portion of a registered plot of land.

The owner must first request Provisional Approval to Subdivide from the Lands Department.  This requires submitting a sketch of the proposed subdivision or combination along with the application and required documents.  The Land Utilization Authority (LUA) in the Physical Planning Unit at the Ministry of Natural Resources will review the submission along with members of the National Environmental Appraisal Committee (NEAC) for permission to subdivide/combine. If approved, a Provisional Approval to Subdivide Letter is issued, granting the owner permission to survey  as approved and establish access to the resulting plots.

The next step is to apply for Final Approval by submitting this application along with the authenticated map and proof that all conditions in the Provisional Approval are fulfilled.  If the land is in an area that is declared under the national Land Register Act, the owner must apply for a land certificate for each resulting parcel. If it is not in a declared area, transfers are done with a conveyance, copy of the Final Approval Letter and the authenticated map.
